South Boston Condo Prices Jump as August Sales Slow

August delivered an interesting shift in the South Boston real estate market: fewer condos sold, but the properties that did close sold at a substantially higher average price.

Closed condo sales in ZIP code 02127 fell from 58 in July to 35 in August, a 39.7% month-over-month decline. At the same time, the average sale price climbed from $828,081 to $996,500 — an increase of 20.3%.

That combination makes August a good reminder that one statistic rarely tells the entire story of the South Boston condo market.

Here’s how August compared with July:

  • Closed Sales: 35, down 39.7% from 58

  • Average Sale Price: $996,500, up 20.3% from $828,081

  • Average Days to Offer: 39 days, up 25.8% from 31 days

  • Sale Price to List Price: 99% in both months

  • Active Inventory: 122 listings on August 1 versus 129 on July 1, down 5.4%

One important factor behind August's higher average sale price was the mix of properties that closed. August included five sales at $1 million to $1.499 million, one between $1.5 million and $1.999 million, three between $2 million and $2.499 million, and one $2.51 million sale. July had no closed sales above $1.4 million.

In other words, the 20.3% increase in average price should not automatically be interpreted as every South Boston condo gaining 20% in value in one month. Higher-end closings helped pull August's average higher.

What It Means for Buyers

For buyers following the Boston housing market update, August offers a mixed picture.

Homes took longer to secure an offer, with the average increasing from 31 days in July to 39 days in August. That may create more breathing room for buyers on certain properties compared with a market where every well-positioned condo immediately attracts an offer.

But this isn't necessarily a market where buyers can expect steep discounts.

The average sale-to-list-price ratio remained at 99%, meaning closed properties were still selling very close to their final asking prices. Inventory also declined slightly from July 1 to August 1 rather than expanding.

The takeaway: buyers may have more time with some listings, but desirable, correctly priced South Boston condos can still command strong numbers.

What It Means for Sellers

For sellers, August reinforces one of the most important rules in this market: pricing still matters.

The headline average sale price approached $1 million, and higher-end condos clearly found buyers during the month. But homes also took longer to receive offers.

That means sellers shouldn't look at the rising average price and assume the market will automatically reward aggressive pricing.

In August, 22 listings recorded price changes, with an average total price adjustment of 3.08% downward. That is a useful signal. Buyers are active, but they're paying attention to value.

A strong launch price, presentation, marketing strategy, and an understanding of the property's specific segment remain critical.

South Boston Market Outlook

The dominant August trend is not simply "prices are up" or "sales are down." It's that the composition and pace of the market changed.

Sales volume slowed considerably, while higher-priced closings pushed the average sale price upward. Meanwhile, properties took longer to attract offers, the sale-to-list ratio held at 99%, and beginning-of-month inventory edged lower.

As we head toward the fall market, the next question is whether sales activity begins to rebound — and whether South Boston's higher-end condo segment continues to support elevated average prices.
