South Boston Real Estate Market Update | June 2026 Condo Market Report

The South Boston condo market picked up steam in June, with more homes selling, prices remaining strong, and buyers acting more quickly than they were just a month ago. While many people expected the market to slow heading into summer, June showed that well-priced homes continue to attract serious buyers.
One of the biggest stories this month wasn't just the increase in sales—it was the combination of stronger buyer activity and fewer available listings. That's creating a competitive environment for quality properties.
June Market Highlights
Here are a few key numbers from the June market:
-
61 condos sold, up from 36 sales in May—a nearly 70% increase in closed sales.
-
Average sale price increased to $999,932, compared to $971,900 in May.
-
Homes went under agreement in an average of just 18 days, compared to 22 days the previous month.
-
Sellers received an average of 99% of their asking price, showing that properly priced homes continue to command strong offers.
At the same time, inventory declined significantly. Active condo listings dropped from approximately 65 available properties in May to just 40 in June, giving buyers fewer choices while increasing competition for desirable homes.
What This Means for Buyers
Although inventory remains limited, buyers are still finding opportunities.
The biggest advantage is preparation. Buyers who have financing in place and understand today's market are able to move quickly when the right property becomes available. Waiting for prices to fall significantly may not be the best strategy, especially while demand continues to outpace available inventory.
If you're shopping in South Boston, being ready to act quickly can make all the difference.
What This Means for Sellers
For homeowners thinking about selling, June reinforced an important trend: the market continues to reward homes that are priced correctly and presented well.
Properties are selling faster than they were last month, and buyers are still paying very close to asking price. Combined with lower inventory, today's market gives sellers an excellent opportunity to maximize both exposure and value.
That doesn't mean every home sells instantly, though. Buyers remain informed and selective, making strategic pricing and professional marketing more important than ever.
Looking Ahead
As we move further into the summer market, we'll be watching inventory levels closely. If new listings remain limited while buyer demand stays steady, South Boston could continue to see stable pricing and competitive conditions through the coming months.
Every neighborhood and every property type behaves a little differently, so understanding local trends is essential when making buying or selling decisions.
If you're wondering what your condo is worth or you're planning to buy in South Boston this year, I'd be happy to walk you through the numbers and help you understand what today's market means for your specific situation.
